UK RENTAL SERVICES AND FEES
At Let UK Home, we take pride in our transparent fees, so you know exactly what you'll be paying from the start.

Below is a comprehensive list of our rental fees and charges for landlords. If you need any clarification on the information, please feel free to contact a member of your local rental branch. Please note that all our fees include VAT unless otherwise stated.
Landlord Fees - Rental Services
Renting and Rent Collection
11% of the agreed rent plus VAT (i.e., 13.2%), applicable for the entire initial rental period, paid in full at the start of the lease.
Minimum fee is £1,500.
Renting and Property Management
17% of the agreed rent plus VAT (i.e., 20.4%);
11% plus VAT (i.e., 13.2%) for renting and rent collection fees, paid in full at the start of the lease for the entire initial period, and 6% plus VAT (i.e., 7.2%) for property management fees, collected with the rent.
Minimum fee is £2,400, including both renting and rent collection and property management fees.
Property Management Only (including rent collection)
6% of the agreed rent plus VAT (i.e., 7.2%), applicable for the entire lease term and any renewal/extensions, collected with the rent.
Minimum fee is £900.
Renewal Commission
10% of the agreed rent plus VAT (i.e., 12%), applicable for the total rent retained under the lease terms and property management commission (if applicable).
Agreement and Arrangement Fees (applicable to all service levels)
New Lease Agreement Fee
£300 plus VAT (i.e., £360).
Lease Renewal Agreement Fee
£150 plus VAT (i.e., £180).
Reference Check Fee
£50 plus VAT (i.e., £60) for each tenant, occupant, or guarantor reference check.
(If choosing the 17% plus VAT (i.e., 20.4%) renting and property management service, it includes 2 reference checks at no additional charge.)
Deposit Registration Fee
£60 per year plus VAT (i.e., £72).
Minimum fee is £72.
Inventory Fees
The costs for creating an inventory list, move-in inspections, and/or move-out inspections depend on the size of the property, typically ranging from £125 to £275 plus VAT for each report and/or inspection.
Gas Safety Inspection Arrangement Fee
£50 plus VAT (i.e., £60), plus the cost of the safety inspection and gas boiler service for fully managed properties.
(If choosing the 17% plus VAT (i.e., 20.4%) rental and property management service, there will be no arrangement fee for the gas safety inspection.)
Portable Appliance Testing (PAT) Arrangement Fee
£50 plus VAT (i.e., £60), plus testing costs.
Fixed Electrical Wiring Testing Arrangement Fee
£50 plus VAT (i.e., £60), plus testing costs.
Energy Performance Certificate (EPC) Arrangement Fee
£50 plus VAT (i.e., £60), plus EPC costs.
Legionella Assessment Arrangement Fee
£50 plus VAT (i.e., £60), plus assessment costs.
Smoke and Carbon Monoxide Alarm Installation Arrangement Fee
£50 plus VAT (i.e., £60), plus the cost of the alarms and installation.
Preparation and Submission of Paperwork to TDS
£200 plus VAT (i.e., £240) for each dispute.
Deposit Dispute Copy Document Fee
£50 plus VAT (i.e., £60) for each copy.
HMO, Additional or Selective License Application Processing Fee
£500 plus VAT (i.e., £600) for each application.
Property Visit Required to Complete License Application
£80 plus VAT (i.e., £96) for each visit.
Leasehold Re-Inspection Fee
£250 plus VAT (i.e., £300) for each inspection.
(If the 17% plus VAT (i.e., 20.4%) rental and property management service is selected, the leasehold re-inspection will be provided free of charge.)
Property Furnishing/Renovation Fee
Arrangement fee is 10% of the total net VAT cost plus VAT (i.e., 12%).
Minimum fee is £250.
Property Show Service
A payment of £60 plus VAT (i.e., £72) is due upon instruction, plus an arrangement fee of 10% of the total expenditure plus VAT (i.e., 12%).
Minimum fee is £250 plus VAT (i.e., £300).
Miscellaneous Fees
Cancellation Fee
£500 plus VAT (i.e., £600).
Cancellation Fee
£500 plus VAT (i.e., £600).
Overdue Fees
Overdue fees are calculated at 5% above the benchmark rate of National Westminster Bank, accruing daily from the due date until full payment is made.
Deposit Transfer Arrangement Fee
£60 plus VAT (i.e., £72) for each transfer.
Additional Statement Copy Fee
£50 plus VAT (i.e., £60) for up to 6 statements; each additional statement costs £5 plus VAT (i.e., £6).
Transfer to HMRC on Behalf of Non-Resident Landlords
£100 plus VAT (i.e., £120) per quarter.
Same-Day Payments and Payments to Overseas Accounts
£20 plus VAT (i.e., £24) for each payment.
Miscellaneous Duties (waiting at properties, arranging key copies, etc.)
£80 plus VAT (i.e., £96) per hour.
Major Amendments to Lease Agreements
£250 plus VAT (i.e., £300).
Issuing Notices
£150 plus VAT (i.e., £180) for each notice.
Court and Tribunal Appearances
£150 plus VAT (i.e., £180) per hour.
Work Exceeding £750
Arrangement fee of 10% of the total net VAT cost plus VAT (i.e., 12%).
Applicable to Property Management Services
Work Below £750
Unless instructed in writing, landlords will not be consulted and work will be arranged directly.
Additional CDM Report Copy Fee
£50 plus VAT (i.e., £60) for each additional CDM report (excluding the first report provided).
Additional Property Visits
(Service includes 2 visits per year)
£80 plus VAT (i.e., £96) for each visit.
